Apartment Rental Website in Batumi: Direct Bookings Without the Commission
Why apartments in Batumi need their own website next to Booking and Airbnb, what it should include, and how to make guests comfortable booking direct.

An apartment rental website in Batumi lets some of your guests book direct, without a middleman taking a cut. You keep Booking.com and Airbnb for new guests, and your own site captures the people who already know you, found you on Google or were sent by a friend. Below we cover what such a site needs, how guests find it, and how to make them comfortable paying you directly.
At Grig Studio we do website development in Batumi and across Georgia. We have not built a site for an apartment business yet, so this is a developer's checklist rather than a case study. Where it helps, we show the same mechanics from our own projects: for example, the online booking on a massage studio site works the same way as picking check-in dates.
Why build your own site if you are on Booking and Airbnb
Booking platforms charge a commission on every reservation. The exact rate depends on the platform, the country and your agreement, so check your own extranet for the real number. For an owner with several units, that adds up to a noticeable share of the season's revenue.
On a platform, the guest belongs to the platform:
- The platform sets the rules. Cancellation policy, payouts, rankings and visibility follow its algorithm, not your priorities.
- Guest contacts are often hidden. Inviting someone back next summer is hard when you do not have their number.
- You look like everyone else. Your apartment sits in a grid of similar listings, and guests mostly compare price.
Your website does not replace the platforms. It works alongside them. A realistic first-season goal: returning guests, referrals and people who found you through search book with you directly, and each of those bookings carries no platform commission.
Who benefits most
- Apart-hotels and owners with three to five units or more.
- Owners with many returning guests, such as families who come to the sea every summer.
- Anyone renting monthly or long term, where guests already prefer to deal direct.
With a single unit that stays booked through a platform, a website can wait.
How guests find an apartment rental website in Batumi
A website does not bring guests by itself. Four channels do, and the site should be built for each of them.
Google search
People search for "apartments Batumi sea view", "Batumi apartment New Boulevard" or "Batumi monthly rental". To rank for these, you need separate pages for areas and apartment types, real descriptions and fast loading. We cover this in more depth in SEO in Georgia: Google, Yandex and Google Maps.
Google Maps
For seaside rentals, the Google Maps listing often matters more than the site: guests check the distance to the beach, read reviews and tap through. The listing should link to your site, and the site should confirm the same address, photos and rules.
Returning guests
These are your cheapest bookings. A link in WhatsApp or a card in the apartment is enough. A QR code on the fridge that says "Book direct next time" often does more than paid ads.
Instagram works as a showcase for Batumi rentals: balcony views, sunsets, the sea. Booking through direct messages is clumsy, though. The link in your bio should open a page with the calendar and prices, not a generic list of apartments.
What an apartment rental website should include
Use this as a checklist for any short-term rental site, including your current one.
Photos and details for every unit
Each apartment gets its own page: 15–30 photos, a floor plan, size, floor, number of beds, the view, and how many minutes it takes to walk to the beach. Shoot in daylight, include the balcony, and always show the bathroom and kitchen. When guests cannot see the bathroom, they assume the worst.
Availability calendar
Guests pick check-in and check-out dates and instantly see whether the unit is free and what it costs. A "Check availability" button instead of a calendar sends many of them back to Booking, where availability is visible right away.

Seasonal pricing
Prices in Batumi swing with the season: summer, shoulder months, holidays. The site needs pricing rules rather than one number: nightly rates by period, minimum stay in high season, weekly and monthly discounts. Guests should see the full total before they leave their contact details.
House rules and deposit
Check-in and check-out times, pets, smoking, the security deposit and when it is returned, cancellation terms. Clear rules on the site mean fewer arguments at the door.
Languages
For Batumi the base set is English, Russian and Georgian. If your bookings show many guests from other countries, you can add Turkish, Hebrew or Arabic, but let your own data decide. Hebrew and Arabic are written right to left, so the layout has to support that from the start. Our guide to multilingual websites in Georgia explains how to set this up.
Payment or deposit at booking
Bookings without prepayment are easy to abandon. A common approach is to take the first night or a part of the total online and the rest at check-in, by card through a bank payment page. The options available in Georgia are covered in online payments for websites in Georgia.
Reviews
Collect your own reviews after checkout instead of copying them from platforms. Reviews with a name, country and month of stay work best. You can also link to your platform profiles so guests can check your ratings.
WhatsApp and quick replies
Many guests want to ask something first: is there a baby cot, can they check in late at night. A WhatsApp button on every page and a fast answer often decide where they book.

Building trust for direct bookings
The guest's main fear is simple: "I pay a stranger, arrive, and there is no apartment." A platform removes that fear with its brand. Your site has to do it on its own.
- Official payment through a bank. Guests pay by card on the bank's payment page and get a receipt. A transfer to a personal card number from a chat looks like a scam, even when you are honest.
- Transparent terms. The total, prepayment, deposit and cancellation rules are visible before payment and sent again after it.
- Verifiable details. Your business name, phone, a link to your Google Maps listing and your platform profiles, so guests can confirm you are real.
- Instant confirmation. Right after payment the guest receives dates, the address and the contact of whoever will meet them.
- Your own domain with HTTPS. A site on your own domain feels far more trustworthy than a free builder page.
A useful rule: everything a guest sees on Booking before paying should also be on your site. Otherwise they go back to Booking.
You can reward direct bookings with a small extra, such as late checkout, but only promise what you can deliver every time.
Calendar sync with Booking.com and Airbnb
When the same apartment is listed on platforms and on your site, the main risk is a double booking. Calendar sync solves it.
The common approach is iCal. Each platform gives you a calendar link for the unit, which you add to the site, and the site's calendar link goes back to the platform. Dates booked in one place get blocked in the other.

What to keep in mind:
- Sync is not instant. Platforms refresh calendars at intervals, so a small risk of double booking remains in peak season. As a safeguard, last-minute bookings can come in as requests that you confirm.
- iCal only carries blocked dates. Prices, guest names and messages do not transfer, so rates are managed separately on the site and on each platform.
- Larger apart-hotels may be better served by a channel manager, which connects platforms and the site more deeply. The site then plugs into it.
Plan for sync from day one.
What the admin panel needs
The admin panel is how you run the site without a developer. The essentials:
- Bookings and requests, with a notification on your phone, for example in Telegram.
- An occupancy calendar for all units on one screen.
- Prices and seasons you can change from your phone in a minute.
- Units, photos and descriptions you can add or replace yourself.
- Reviews you approve before they go live.
- Roles and permissions: the owner sees everything, a manager sees bookings, housekeeping sees only the arrivals schedule.
- Two-step login, because the panel holds guest data.
Most of this already exists in our own admin panel: requests with Telegram notifications, a calendar, a page builder, reviews, services and prices, staff roles and two-step login. It opens on a phone like an app. There is no monthly fee: the site and the panel belong to you, and you only pay for the domain and hosting.

On the Serenity massage studio site this runs every day: clients choose a service, day and time, the request lands in the admin panel and in Telegram, the owner replies with one tap in WhatsApp, and updates prices and photos from a phone. An apartment site follows the same logic, with stay dates instead of appointment times.

Cost and how to order an apartment rental website in Batumi
The price depends on the number of units, languages, online payments and platform sync. Our prices are lower than most studios’ because we price by scope: a simple website starts from $100–200 with us, and booking and payments are added as extra features. For market ranges, see how much a website costs in Georgia. We give an exact quote and timeline after a call, once we understand the task.
How we work:
- You message us with a short description of your apartments.
- We talk by call or chat: how many units, which platforms, who your guests are.
- We study the market and competitors in your area.
- We handle design, copy, development and SEO. A typical site takes about a week; larger systems take longer, and we agree on dates upfront.
- We launch on your domain, show you how to use the admin panel, and stay in touch.
Everything we do is listed on our services page.
FAQ
Should I leave Booking and Airbnb?
No. Platforms bring new guests, especially from abroad. Your site is for returning guests and people who find you through search, so those bookings carry no commission.
Can the site calendar sync with the platforms?
Yes, usually via iCal, with blocked dates passed both ways. Updates run at intervals, so plan a safeguard against double bookings in high season.
How do I take payments on the site?
Through a bank's payment service: guests pay by card on a secure page and get a receipt. Check onboarding terms and transaction fees with your bank.
How many languages does an apartment site in Batumi need?
At least English, Russian and Georgian. Add others based on your guest data. Hebrew and Arabic require a right-to-left layout.
Can I update prices and photos myself?
Yes. Seasonal rates, photos, descriptions and rules are all edited in the admin panel, including from your phone.
When will the first direct bookings come?
Returning guests you send the link to usually book first. Google rankings take time, and nobody can honestly guarantee a top position or a date for it.
