Real Estate Website in Batumi: Listings, Leads and SEO for Agencies
What a real estate agency in Batumi needs from its website: a filtered property catalog, detailed listings, district and development pages, and a simple CRM.

A real estate website in Batumi has two jobs: help buyers find the right apartment fast, and make sure no inquiry gets lost. That takes a filtered property catalog, detailed listing pages, pages for new developments and districts that rank in search, and a simple CRM that shows who replied to each lead and when. Here is how each part should work.
At Grig Studio we do website development in Batumi and across Georgia. We have not built a real estate agency site yet, so this is a developer's checklist. We show the mechanics on our own projects: an online store with a filtered catalog, our own admin panel with lead handling, and a CRM for a large clinic network. Every image caption says what it really is.
Who buys property in Batumi and what they need from a website
Buyers in Batumi come from different backgrounds, and the site has to work for each group.
Local buyers
They buy to live in or to rent out, and they know the districts and prices. They care about the exact address, floor, condition and an honest price. Marketing phrases like "elite residence" do little for them.
Russian-speaking buyers
Some have moved to Georgia, others want a seaside apartment for holidays and rental income. Many buy remotely after watching videos, studying floor plans and asking for a call. They need full Russian content, not machine translation, and a clear explanation of how a purchase works.
International investors
They see an apartment as an investment: price, completion date, developer, and whether short-term rental is possible. They need an English version, prices in US dollars and clarity on documents. Describe the purchase process for foreigners in general terms and suggest a lawyer's consultation, rather than making legal promises on the site.
We will not guess at the share of each group, since every agency's flow is different. Check which language your inquiries arrive in most often and start there.
Languages
For Batumi the base set is English, Russian and Georgian. Every property must be filled in for every language, not just the headline. An empty English description puts off an investor more than having no English version at all.
Each language version needs its own URL so Google shows English speakers the English page. Our guide to multilingual websites in Georgia explains the setup.
The property catalog: the core of a real estate website in Batumi
If a buyer cannot shortlist five suitable apartments in a minute, they go back to a listings portal.
Filters almost every agency needs:
- District: Old Town, New Boulevard, Makhinjauri, Gonio and others.
- Price range in US dollars, with a currency switch if needed.
- Size and number of rooms.
- Floor: not ground, not top, or a range.
- View: sea, mountains, city.
- Condition: black, white or green frame, renovated, furnished.
- Completion: finished, completing this year, later.
- Developer installment plan: yes or no.
Filters should be fast and saved in the page URL. Then a buyer can send a shortlist to a partner, and an agent can send a ready selection to a client on WhatsApp.

You can try a filtered catalog on the demo of our Santehshop store: 152 products, filters by category and brand, sorting by price. For apartments only the filter fields change.
Properties on a map
Buyers in Batumi often think about location first: close to the beach, near a park, away from construction. A map next to the list helps, with the same filters applied and a short card opening when someone taps a pin.
The catalog on a phone
Many people browse properties on their phones, often from a link in a messenger. On mobile, filters should open in a separate panel, and each card in the list should show the essentials: photo, price, district, size and floor.

What a property listing page should include
The listing page decides whether someone sends an inquiry. It should have:
- Photos: 15–30, including the view, entrance, courtyard and surroundings.
- Video: a short walkthrough of the apartment or building. For overseas buyers it often replaces a viewing.
- Floor plan with room sizes.
- Map with the exact location and distances to the beach, schools and shops.
- Price and terms: full payment, installments, down payment.
- Documents: what the property has, such as a Public Registry extract. Share the files on request and state on the page that they are available.
- Developer and completion date for new builds.
- Contact buttons: WhatsApp, Telegram, call, request a viewing or a video viewing.
- Similar properties at the bottom, so people keep browsing.

District and new development pages for SEO
Listing pages alone are not enough for search: they appear and disappear as apartments sell. Steady traffic comes from pages that stay live for years.
New development pages
One page per residential complex: description, developer, completion date, amenities, every available unit and construction progress photos. People search for complexes by name, and a detailed page can rank next to the developer's own site.
District pages
"Apartments on New Boulevard", "Old Town Batumi apartments", "apartments in Gonio". A district page explains what the area is like, how far the beach is, what is nearby, typical prices, and shows a live list of properties from the catalog. These are among the most valuable pages for SEO.
Buyer guides
How to buy an apartment in Batumi, what white frame means, how a remote purchase works. Articles answer buyer questions and bring in people who are still deciding. Our admin panel gives SEO hints while you write, and every page gets its own search title and description in each language.

Leads and CRM: stop losing clients
Agencies get inquiries from everywhere: the website, WhatsApp, phone calls, listings portals. When those live on agents' phones, some clients get lost and the manager cannot see who is doing what.
What a real estate CRM should provide:
- All leads in one place, with the source page and property.
- An owner for each lead, and when they replied.
- Stages: new, contacted, viewing booked, thinking, reserved, closed, lost. The manager sees the whole pipeline.
- Reminders: the client said "call me next week", so the system reminds the agent.
- A viewing calendar for each agent.
- Roles and permissions: agents see their own clients, managers see everything.
In our own admin panel, website inquiries arrive as notifications and in Telegram, there is a calendar, staff get different roles and permissions, and login is two-step. There is no monthly fee: the panel belongs to the agency.

In the Santehshop admin, the order path is configurable: steps, their names and colors. Deal stages for an agency can be set up the same way.

We built a much larger system for the East Clinic clinic network: a portal and CRM for about 300 staff with scheduling, tasks and reports. For an agency, that means a CRM can start as a simple lead list and grow into a full system when needed.
Site speed with hundreds of photos
Real estate sites carry hundreds of photos, which is the main reason they load slowly. Google takes loading speed into account, especially on mobile.
What helps:
- Modern image formats (WebP, AVIF) cut file size several times with no visible quality loss.
- Several sizes of each photo, so phones never download a picture thousands of pixels wide.
- Lazy loading: photos further down load only when the visitor scrolls to them.
- Click-to-play video: a cover image first, the video only when someone presses play.
- Automation in the admin panel: agents upload photos as they are, and the site compresses and resizes them.
The last point matters most. Agents will not think about formats and sizes, so optimization has to happen on its own.
Cost of a real estate website
The price depends on the number of properties, filters, languages, CRM features and integrations. A catalog with lead capture costs noticeably less than a full CRM with a pipeline and reports. Our prices are lower than most studios’ because we price by scope: a simple website starts from $100–200 with us, and a catalog with an admin panel is priced by the number of properties and features. For market ranges, see how much a website costs in Georgia; for similar catalog work, see ecommerce websites in Georgia.
How we work: you message us, we talk by call or chat, study the market and competitors, then handle design, copy, development and SEO. A typical site takes about a week; larger systems take longer, and we agree on dates upfront. We launch on your domain, show you how to use the admin panel and stay in touch. See all our services.
FAQ
Can properties be imported from a listings portal?
It depends on the portal: some offer an export or API, others do not. Usually the first import is done from a file, and after that properties are managed in the admin panel.
Who adds new properties?
Your agents, through the admin panel, including from a phone: photos, price, details and descriptions in several languages.
Do we need a CRM from day one?
Not necessarily. Start with a lead list with owners and stages, and add pipeline, reminders and reports as volume grows.
How will the site get into search results?
Through district, development and guide pages, plus a Google Maps listing. It takes months, and nobody can honestly guarantee a top position.
How many languages are needed?
At least English, Russian and Georgian, with every property fully filled in for each.
Can prices be shown in different currencies?
Yes. Prices are often stored in US dollars and converted to lari at the current rate, marked as approximate.
